What is a Commercial EPC?

 

 

The Energy Performance Certificate (Commercial EPC) will be similar to those produced for domestic dwellings and assess the energy efficiency of a building. The commercial EPC will provide advice on how to make cost effective improvements to the building to make it more energy efficient.

 

Commercial properties account for nearly 25% of the UK’s carbon emissions, contributing to global climate change.  The recommendations made in the Commercial EPC’s , however small, could save a significant amount on fuel bills and carbon emissions.

 

 

 

Which properties need a Commercial EPC?

 

 

Under the EU Energy Performance of Buildings Directive (EPBD), from January 4th 2009 all commercial property in the UK, placed on the market after October 1st 2008,  have to have an Energy Performance Certificate (Commercial EPC) upon construction, or prior to sale or lease of the property.

Commercial Energy Performance Certificates will be required on everything from small retail units to offices, industrial units and large scale commercial premises such as airports and public buildings.

 

 

 

How do I obtain a Commercial EPC?

 

 

The EU Energy Performance of Buildings Directive (EPBD) stats that Commercial EPC’s must be produced by a qualified and accredited expert ‘in an independent manner’.  At Hipperson CEC we produce high quality Level 3 and Level 4 EPC’s using fully trained ABBE qualified Energy Assessors.

 

Our Energy Assessors will conduct a thorough survey of the building envelope and heating/ventilation services and using the Government approved iSBEM software produce an accurate EPC.

 

The iSBEM software will produce a Recommendations Report giving suggestions on where improvements can be made, at Hipperson CEC we will supply a separate document explaining these recommendations in plain English in order to clarify where energy performance development can be made.

 

 

 

What is the cost of a Commercial EPC?

 

 

The time taken to conduct an EPC, the availability of plans and specifications, the complexity and age of the premises, its current use and occupation will all be factors which will influence the cost.

 

An ideal scenario will see Hipperson CEC ask for a pre-survey questionnaire to be completed and pre-survey site visit to be carried out before quoting for a property.
